Our Real Estate Division provides a full suite of services related to the Philippine Real Estate market. Typically only 40% of a condominium or office building can be owned by a non-Filipino, meaning that full ownership is possible for segregated units within the 40% restriction. These services include our guidance and support with recommendations to what best fits their individual needs.

Property Acquisition

We have a team who can assist in identify the right property to purchase for any purpose, be it House, Land, Condominium, Office Space, Commercial or Buildings. This can be in the form of pre-selling (construction projects) through the developers or in the secondary market. Prices are within a market spectrum and we can negotiate on your behalf, in terms of payment options or price.

When purchasing a property we will also conduct a due diligence of the property, physically and documentary to ensure there is no issues with the property being transferred to new ownership.

Legal documentations would be supported through the regulated requirements of the Philippines. We will assist to ensure that the title deeds are issued and dispatched to the new buyer. Standard Brokerage fees apply.

Leasing Services

We can assist with all matters in leasing the property within the market through our brokerage. We help find tenants in the market, assist with their move in/out, manage the tenants on behalf of the owner during their stay in the property.

Standard charges for leasing are one (1) month for each year of contract for residential properties. Three (3) months for five (5) years contract for office or commercial properties. It is also common practice for commercial and office rental to include a rate escalation annually. The rates may vary during negotiation.

Property Management

We can assist in all matters related to property management of the property. These include, handling of the annual real property tax with City Hall, the payment of the Association dues for the building, maintenance and repairs of the property, bill payments and complaints from tenants. A regular report will be given to the owners showing what income is received and what expenditures are incurred for the property.

Space Planning

We can provide interior design and planning for the property and a detailed project management plan for any construction and renovation work that is needed. This can be in the form of furnishing acquisition, construction and handling of permits.
